01 / The overall layout
Identify the parcels, access points and areas intended for shared use. Review the illustrated commercial component separately and how it relates to the residential areas.

02 / Your future home
Bring your ideas for rooms, a garden and everyday life to the conversation. Compare the home design with your lot’s area, boundaries and building conditions.

03 / Shared spaces
Ask which shared areas are included in your unit’s offering, what has been built and what is proposed. Review the scope, responsibilities, delivery and maintenance arrangements.
The product offered for sale is a lot. Your purchase scope is defined in the unit’s documentation and terms.

Prepare a review of the terrain, access and networks with the team. Match each design to its version, scope and the conditions you can verify.
Request a review with the teamAsk to review levels, boundaries and the relationship to the access road on the topographic survey. Ask which study applies to the unit you are considering.
To review: Topographic survey and lot details.
Review the road cross-section, finishes, pavement design and agreed scope. Check the current state during your visit and who is responsible for maintenance.
To review: Pavement design, CBR test results and construction evidence.
Compare the water and sanitation design with the installed networks and the operator’s terms for your lot. Identify water supply, sanitation and solid waste collection separately.
To review: Water and sanitation design and operator records for the unit.
A design proposal and completed works represent different stages. Review technical documents alongside the legal records and services for the unit.
A clear route for preparing a legal review with your advisor. Request the documents that correspond to your chosen unit.
The permitted development
Review the complete permit, its amendments and validity, the approved plan and the area schedule that corresponds to the offering.
The registered rules
Request the deed and rules with evidence of registration. Review uses, shared areas, obligations and building rules.
Your identified unit
Match the lot to its property registry folio and a recent title certificate. Review ownership, entries and restrictions.
The permit, creation of the condominium regime, its registration and individual folios are distinct records. A sales presentation does not replace reviewing them.
Request a review of your lot ↗PLANNING YOUR COUNTRY LIFE
Know which document to request and which conditions to review before planning your home’s construction and use.
Water supply · Aguaviva
Request the registration identifying your lot, operator terms and evidence of the network, service connection and operating status.
Waste collection · Aguaviva
Review the lot’s waste collection arrangements: coverage, frequency, collection point and payment obligations.
Vacuum truck · Aguaviva
Request the current contract and its scope: system serviced, frequency, disposal, responsible parties and operating costs. Vacuum-truck service does not mean a connection to the public sewer.
Availability and connection
Check the availability certificate, installed network and service-connection requirements. Availability alone does not establish an active supply.
Each stage needs its own evidence; these terms are not interchangeable. Confirm scope and validity for your lot.
THINK ABOUT YOUR INTENDED USE
If you are considering short stays, start by reviewing the exact clause in the registered condominium rules and how it applies to the home.
Discuss this use with the team ↗The condominium clause must be reviewed alongside other requirements. No contracted operator is offered and occupancy or income is not guaranteed.
